Here are some quick answers to common property queries in Malaysia
Yes, foreigners can purchase residential properties in Malaysia, with a minimum price threshold set by each state (typically RM1 million and above). Approval from the state authority is usually required.
For most new launches, developers offer free SPA and loan legal fees and may absorb part of the stamp duty. Always check your package with the agent.
For a new launch:
- Booking & signing SPA: within 14–21 days
- Loan approval: 1–3 weeks
- Full documentation & disbursement: 3–6 months
Usually 10% of the property price. For first-time buyers, some banks may offer up to 90% margin of finance (MOF). Special packages may include rebates.
For most new launch projects, you must wait until you receive the title and vacant possession before selling. Some allow transfer via nomination—check T&Cs.
